Real Estate Facebook Ads Management

We build and run seller-lead and buyer-lead Meta ads under Special Ad Category rules, design the lead form, send leads straight into your CRM and start follow-up.

Real estate Facebook ads management means someone builds, launches and monitors your Meta lead ads for seller or buyer leads, designs the lead form, sends each lead into your CRM and makes sure follow-up starts. We run these ads under Special Ad Category rules and connect them to the CRM, because a cheap lead that sits unanswered is not worth much.

What we run

  • Seller-lead ads. Lead ads aimed at homeowners who might list.
  • Buyer-lead ads. Lead ads for buyers in the areas you serve.
  • Special Ad Category setup. Housing ads declared and built within Meta’s targeting limits.
  • Lead form design. Short forms with a few qualifying questions, so you can tell a real lead from a casual tap.
  • Instant CRM import. Automations that move each lead into your CRM, tagged by source.
  • Follow-up. An email campaign, workflow and daily contact so the lead hears from you quickly.

Ad spend is paid to Meta directly and is separate from our fees.

What changes under a Special Ad Category

According to Meta’s developer documentation, ads in a special category lose several targeting options. Rules change, so confirm the current version in Ads Manager.

Setting Standard ads Housing special category
Age Your choice Fixed at 18 to 65+
Gender Your choice All genders
ZIP code targeting Available Unavailable
Location Small areas possible Minimum radius of 15 miles in the US
Lookalike audiences Available Unavailable

The radius floor means a hyper-local agent will reach people outside their farm area. The creative and the form questions have to do the filtering that targeting used to do. Our guide to the Special Ad Category for real estate ads goes deeper.

Why the lead form matters

Meta’s instant forms are quick to fill, which is why they produce volume and also why some submissions are low-intent. A short form with two or three qualifying questions, such as timeline or whether the person is already working with an agent, costs you a few leads and saves you many wasted calls. Under special-category rules the form and the ad creative also carry more of the filtering. We write both together and test them before spend ramps up.

From ad to CRM without copy and paste

Meta documents several ways to get leads out of a lead ad: partner integrations, webhooks, bulk reads through its API, and manual download, which Meta says is not recommended if you have a CRM. We use the route that fits your CRM, and we test it with a real submission before the ad goes live. The usual failure is a permissions gap, such as the CRM not having lead access to the Facebook Page.

For the Faruqi Team, we built an automation so that whenever we run Facebook ads for Ambreen Faruqi, the seller leads are imported directly into BoldTrail. BoldTrail then starts the email campaign, the workflow and the follow-ups automatically. The detail is in Facebook seller leads into BoldTrail automation.

What this looked like for clients

Faruqi Team (eXp Realty NY). Two separate runs, which we report side by side and do not treat as a benchmark:

  • One ad push, published on the case study, produced 5 leads in 2 days at a cost of $15 per lead.
  • On a separate run of the Facebook ad, we saw 5 seller leads in 1 day at about $8 per lead, imported into BoldTrail automatically.

Both are small samples. Read the Faruqi Team case study.

Griselda Espinoza (Terranova Realty). We do social media marketing and ads for her, alongside CRM records and automations in Lone Wolf. We have no results to publish. See the case page.

Gyro Stop. A restaurant client. We managed and ran ads for them and helped promote the restaurant through social media. No numbers to share. See Gyro Stop.

What ads cannot do

  • Guarantee anything. We cannot promise lead counts, costs or closings.
  • Turn cost per lead into cost per closing. An $8 lead that never answers the phone costs $8 plus your time. Track what happens after the form.
  • Replace speed. The National Association of Realtors reports that 78% of buyers work with the first agent that responds, and the Inman Real Estate Technology Survey puts the median agent response to a web lead at more than 900 minutes. The ad earns the lead, and the follow-up decides whether you keep it.
  • Prove itself on one run. Two small runs tell you little about month three.

How we work

  1. Free consult. Your market, your CRM and what you want: sellers, buyers or both.
  2. CRM check. Tags, stages and the follow-up path in place before spend begins.
  3. Build and test. Creative, form and import route, tested end to end.
  4. Launch one campaign first. We learn before adding more.
  5. Review. Cost per lead, replies and conversations looked at together.

Who this is for

  • Agents and teams who want seller or buyer leads and have a CRM ready to catch them.
  • Teams that run ads but copy leads into the CRM by hand.
  • Brokers who need ads built within Special Ad Category limits.

Who it is not for

  • Anyone who needs guaranteed leads or a fixed cost per lead.
  • Agents who will not answer a lead once the ad delivers one.

FAQ

Frequently asked questions

Ad spend is paid directly to Meta and is separate from our fees. Our management fee depends on scope, and a free consult gives you a clear number. Cost per lead varies by market, offer and budget.

No. We can show what we ran for clients and what we would test for you, but lead volume, cost and closings depend on your market, offer and follow-through.

Meta requires a special ad category declaration for housing-related ads, which restricts some targeting. Meta's developer documentation lists limits such as fixed age and gender settings, no ZIP code targeting and no lookalike audiences. Confirm current rules in Ads Manager.

We do not state this definitively. Meta's developer documentation does not define it, and third-party sources disagree. Confirm the right category in Ads Manager and Meta's Business Help Center before you launch.

Often yes, depending on the CRM. Meta's own documentation describes partner integrations and webhooks, and tools such as Zapier or API Nation can sit in between. We confirm the route for your CRM before launch.

Yes. We managed and ran ads for a restaurant client. Our page on restaurant social media marketing covers that work.
