We run compliant Meta lead-gen ads, source FSBO and expired leads, handle outreach and follow up daily, so your leads land in a CRM that is ready for them.

Real estate lead generation with a virtual assistant means a trained team runs the work that produces conversations: paid Meta lead-gen ads, sourcing of for-sale-by-owner (FSBO) and expired listings, outbound outreach, and the follow-up that turns a name on a list into a call. As a real estate lead generation virtual assistant team, we do this work for US agents and teams.

We pair every channel with follow-up on purpose. A lead that waits a day for a reply is usually a wasted lead.

What we actually do

  • Meta lead-gen ads: setup, creative, copy, launch and monitoring, run under Special Ad Category compliance for housing.
  • FSBO and expired sourcing: pulling and organizing owner leads from data sources into your CRM.
  • Outreach: referral outreach to partners such as title companies and estate attorneys, and LinkedIn outreach.
  • Lead follow-up: daily contact, logging and handoff of warm leads.
  • CRM readiness: tagging and stages in place before leads arrive, so nothing is lost.
  • Email and nurture: messages for leads who are not ready yet.

Meta lead-gen ads and Special Ad Category compliance

Facebook and Instagram ads that promote real estate fall under Meta’s Housing Special Ad Category, which restricts some of the targeting you can use. Ads have to be set up with that category declared, and they have to be run within those limits. We handle that setup and keep to the rules, and we feed the leads into a tagged CRM so follow-up starts at once. We do not use ads that make promises we cannot support.

For the paid-ads side on its own, see our real estate Facebook ads management page. It covers seller and buyer lead ads, lead form design and instant CRM import, including how seller leads from our Facebook ads reach BoldTrail automatically for the Faruqi Team. The step-by-step version is in Facebook seller leads into BoldTrail automation.

FSBO and expired leads

Owner leads can be valuable because those sellers are already thinking about a sale. The sourcing is the easy part. The calling and messaging need care. Listing solicitations to numbers on the National Do Not Call Registry are restricted, texting needs documented consent, and state rules can add more. This is general information and not legal advice, so confirm what applies with your broker or counsel. We scrub lists and work from your compliance rules.

What this looked like for the NOW Team

For the NOW Team in Orange County and Lake Elsinore, we built a dual-source FSBO acquisition funnel, with Landvoice as the primary source and Vulcan7 as a fallback. We also built market-update emails for each farm area, covering Rancho Santa Margarita, Trabuco Canyon, Lake Forest, Mission Viejo and Coto de Caza, instead of a single generic Orange County blast. Paid social ads and organic posting ran alongside, and lead follow-up is ongoing. Read the NOW Team case study.

How it works in practice

  1. Free consult: your market, current lead sources, budget and what is not working.
  2. Foundations: tags, stages and sending-domain records so leads and emails land correctly.
  3. Launch one channel first: we prefer to test one and learn from it before adding another.
  4. Follow up daily: every lead gets a fast response and every touch is logged.
  5. Review: we look at cost per lead, replies and conversations together, and adjust.

What this looked like for the Faruqi Team

The Faruqi Team at eXp Realty NY had a 14,000-contact BoldTrail database that was not being activated. After we rebuilt the tagging and segmented the contacts, we ran a B2C paid channel, using Meta lead-gen ads under Special Ad Category compliance feeding the rebuilt CRM. One ad push produced 5 leads in 2 days at $15 per lead. That is one small result, and we do not present it as a benchmark. Alongside it, a B2B referral channel used a two-touch podcast outreach sequence, on Day 1 and Day 3, to title companies and estate attorneys. See the Faruqi Team case study.

Who this is for, and who it is not

It suits agents and teams who want more conversations and have the capacity to take them, whether that is the agent, an ISA or the team. It also suits agents who have a CRM and know what happens to a lead once it arrives.

It is not for anyone seeking guaranteed leads or closings, or anyone who will not respond when a lead replies. We have no case study yet for expired listings, so we will not claim one. We can talk through how we would approach it, and how it differs from FSBO, in our post on virtual assistants for expired listings.

To see how follow-up fits in, read our seller lead follow-up system. When you are ready, book a free consult, and we will scope the work and give you a clear number. The offer of 5 free VA hours is another way to start.

FAQ

Frequently asked questions

No. Lead volume and cost depend on your market, offer and budget, and we do not promise results. We can share what we have done for specific clients and what we would test for you.

Meta requires housing-related ads to run under its Housing Special Ad Category, which limits some targeting options. We set up and run ads under those rules.

Cold calling listing owners requires scrubbing against the National Do Not Call Registry and your internal list, and rules vary. We follow your compliance guidelines and recommend you confirm requirements with your broker or counsel.

It depends on scope, channels and ad budget, which is paid separately to the ad platform. We do not publish prices. A free consult gives a clear number for the management side.

Yes. Lead generation without fast follow-up wastes money, so we handle daily follow-up and logging, and hand warm leads to you.
